西屯區國安一路～～～樓店大概行情應該多少

小弟公司在國安一路上的樓店(很小,目前都快塞不下了)，租金1個月兩萬。
看到隔壁的樓店(也很小)掛上要賣，於是打過去問了價錢，與房仲碰面他說這間要賣1500萬。
我問有空間嗎，他說有誠意可談但空間不大。我說一千呢，他說想太多。

可能小弟不懂行情吧，只是用公司的租金來算，在加碼上去，一個月算25000,一年收租三十萬，40年也才1200萬。

傻了嗎。

可能五年後會漲到三千萬吧@@
